This is a one of the circa 1920's Guadalupe commercial buildings. Built about 1926 and retrofitted in the recent past, it has served as a landmark in the community and is known for maintaining its classic facade. It currently contains the long time La Simpatia Restaurant and Bar. While closed during the building's seismic retrofit some years back, the restaurant has operated since 1944. The remainder of the building consists of two additional vacant retail suites which front Hwy1, and residential use upstairs. Sellers have plans to develop the vacant part of the lot for multi family/H2A housing and have a nearly fully entitled 24 unit project that seller estimates could probably be permitted in a few months. Sellers have planning approval from City Council and have submitted construction documents to the city. They've received comments and have not resubmitted (as of October 2025).
